A unique combination of commercial and residential space is now available in Bayonne. Located between 18th and 19th Streets, 492-496 JFK Boulevard has operated primarily as a family-owned car and tire shop for over sixty years. The large lot is comprised of three commercial spaces and two apartments, and all are currently occupied.
Decades ago, the property was a bus garage. Now, in addition to the tire shop, there is an art studio and a storage facility for a lighting company on the premises, and the two apartments include a two bedroom unit and a three bedroom unit.
Perhaps the most interesting space on the premises is the tire shop’s waiting room which is more like a museum for the “real-life Rocky” and local Bayonne boxing hero, Chuck Wepner. Memorabilia lines the walls, paying tribute in rare photographs and paraphernalia to Mr. Wepner, a longtime friend of property owner Bruce Dillin who also runs the car and tire repair business.
The “Waiting Room,” as Mr. Dillin calls it, was born out of friendly competition with the local Houlihan’s which has a Chuck Wepner booth and some memorabilia on display. And it appears Mr. Dillin won with the depth and breadth of his colorful on-site museum.
When asked if selling the property means he is retiring, Mr. Dillin said simply, “No, I’ll be around.” And he is realistic about the fate of the Chuck Wepner Waiting Room. “Whatever happens happens,” he said. A privately funded statue of Chuck Wepner is in the works and will be placed at the top of the steps in Hudson County Park, Bayonne — the site of Chuck’s real-life workouts that inspired Sylvester Stallone’s iconic scene, running up the Philadelphia Museum of Art stairs.
The lot size is 75.02 X 89.06 and the property is asking $1.5M.
