Linden Seeking Companies Interested in Redeveloping Property Near Bayway Refinery

Officials in Linden are looking for developers interested in buying and bringing new use to a vacant lot in the 8th Ward that was previously used for industrial purposes.

The old Park Plastics site at 940 South Park Avenue is the subject of a request for qualifications and proposals that was recently issued by the City of Linden, which owns the property. The premises are located across I-278 from the Bayway Refinery near Milkosky Park.

The document says that the municipal government is offering to sell this .72-acre tract near Bedle Place and Worth Avenue “as is” for at least $500,000 and that proposals should include a plan for addressing any applicable “affordable housing requirements.”

“The overall goal of the Redevelopment Plan for the Redevelopment Area is to revive an underutilized area with the creation of single and two-family dwellings, as well as two-family semi-detached dwellings, of sufficient size to meet the needs of the surrounding market area,” the document says in part.

A November 2019 environmental site assessment from T&M Associates that was released by Linden’s municipal government says that this parcel was “improved with single-family residential dwellings and commercial workshop structures” from before 1920 until 1948, when Park Plastics began “manufacturing of injection-molded plastic parts” on part of premises.

Park Custom Molding “engaged in the manufacturing of injection-molded plastic parts and mold making” at 940 South Park Avenue between 1972 and 2017, according to the assessment, which notes that the structure at the site was subsequently demolished.

The request says that proposals from developers can include plans involving neighboring 943 Worth Avenue, even though that property is not under municipal ownership.

“Respondents are encouraged to describe alternative financing methods and to describe their desired approach to financing the development of the Redevelopment Area,” according to the document, which adds that “the City may consider a public participation and/or economic incentives if the proposed project so warrants, in the City’s sole discretion.”

The last day to submit proposals to the City of Linden is Tuesday, December 29.
