125-Unit Development Breaks Ground in Morris County with Mix of Market-Rate and Affordable Townhomes

A new 125-unit development has broken ground in Randolph. Liberty Village is a joint venture between CrownPoint Group Inc. and Crossroads Companies. The new Morris County community is situated on 14.5 acres in a rising town center at the intersection of Sussex Turnpike and West Hanover Avenue.

The collaboration between Crossroads and CrownPoint began in late 2023. The approved plans for the development provide for 11 townhouse-style buildings, creating a sense of neighborhood for the new Morris County community. The completed project will include 100 market-rate units and 25 age-restricted affordable apartments. All residences will feature open-concept luxury appointments. Most units will feature bi-level living and private-entrance garages, offering many residents direct access to their homes.

Liberty Village was designed by Newark-based Comito Associates. The project will feature a robust package of amenities. Residents will enjoy a high-end clubhouse with multiple community spaces, social lounges, fitness center, a playroom for children, a golf simulator and a business center designed for co-working. Pet lovers will love the outdoor dog run and indoor pet spa.

“This marks our second collaboration together, and we see it as a unique chance to bring a townhouse-style product into an underserved market eager for new, high-quality rental options,” added Anthony Vulpi, Development Partner at Crossroads Companies.

CrownPoint and Crossroads previously secured approvals and financing for the development of 90 luxury apartments in Dover, a project currently under construction and slated for delivery in 2026.

Construction financing for Liberty Village was procured from Berkshire Bank, and the partnership raised project equity through private investors. Crossroads will handle construction management in collaboration with Solano Management.
