Downtown Passaic Strip Mall Could Become Apartment Complex

A strip mall consisting of offices in Passaic’s downtown might look quite different in the years to come.

Cielito Bello, LLC and 37 Gonzalez Knudson, LLC, the companies that own 37 and 39-47 Hoover Avenue, have submitted plans to Passaic’s municipal government that call for a vertical expansion of the existing one-story building on the premises.

In addition to keeping the four existing retail units, the proposed project would create 16 new apartments, according to a public notice. There would be eight two-bedroom units and eight three-bedroom units within the five-story development.

Over the years, the strip mall has been used by tenants such as Smile Health Center, Broadway Dental Center, Century 21 A.G. Realty Group, a State Farm insurance agent, Jersey Associates Realty, and Miranda & Miranda, LLC.

Located within walking distance of multiple NJ TRANSIT bus stops, the properties also include surface parking. The development proposal calls for having 28 parking spaces.

The notice says that the Passaic Planning Board has scheduled a virtual public hearing regarding the plans on Wednesday, February 2 at 6:30 p.m.
