A new apartment complex on Scotland Road in the City of Orange is poised to redefine the largely residential neighborhood around the Highland Avenue train station. More than two years after construction began and a $30 million investment at 448 Scotland Road, the apartment complex is officially complete and has begun leasing.
The complex, known as Be448, includes 84 units and a mix of studios, one-bedroom and two-bedroom apartments. There are also nine units set aside for affordable housing.
Each unit is equipped with stainless steel appliances, a washer and dryer, and granite countertops, to name a few. Resident amenities at the complex include indoor storage units, a package room, an outdoor pool, a sauna, a fitness center, and a rooftop lounge. The property also includes a golf simulator, indoor parking and electric vehicle charging stations.
Units at the apartment building start at $2,000 per month.
RISE Architecture, the firm that designed the building, told Jersey Digs that the project is a partnership between the architecture firm and Limestone Builders Group. The partnership broke ground on the site, which used to be a small iron workshop, in June 2024.
Jersey Digs reported in May 2021 that Scotland Holdings RSBRM Urban Renewal LLC, the firm that proposed the redevelopment of the parcel, headed before the city’s planning board to present their proposal that month.
The board approved the plan that year and then the City of Orange approved a 30-year tax exemption for the project in late 2022.
While Scotland Road remains a largely residential area, the area surrounding the city’s two train stations has seen substantial new development in recent years.
The project is located within a block of the recently completed multifamily complex at 394-416 Highland Avenue known as The Highland. That project, which began leasing in November 2023, includes 138 units ranging from 533 square feet to 1,163 square feet, according to a report in ROI-NJ.
The project on Scotland Road is also less than a block from The Lincoln apartment complex at 407 Highland Avenue. Other projects such as the Hat City Lofts at 475 South Jefferson Street and Harvard Printing at 550 Central Avenue are also near Be448 but were officially opened before the pandemic.
