Like many other development proposals in Hudson County, a plan for a group of properties in Guttenberg calls for a building with residential units and retail space. However, if approved and constructed, this project would also bring a unique feature — a small museum.
An application by developer 7000 Adams Street, LLC covers several properties near 70th Street between Bergenline Avenue and John F. Kennedy Boulevard, including multiple parcels on Adams and Jackson Streets.
“The site is generally u-shaped and comprises approximately 25,000 square feet in area,” a June 29 report from John McDonough Associates, LLC stated. “This makes it amongst the largest sites in the area, if not the largest.”
The project is referred to as “E-Residences at Arts District” in site plans from Baseline Architecture, P.C.
A July 17 letter from planner Jill Hartmann to the Guttenberg Joint Planning/Zoning Board stated that a nine-story building with 156 residential units, two retail spaces, a green roof, and an embroidery museum was being proposed by the developer. Hartmann’s letter listed 130 of the units as “one bedroom/studio,” while one unit would contain three bedrooms and the remaining 25 would include two bedrooms.
The renderings from Baseline Architecture, P.C. refer to the museum as the “Museum of Embroidery & Industry of North Hudson,” an apparent reference to when this part of Hudson County had thriving embroidery businesses. The museum would consist of two wings and be situated between the two retail spaces near the residential lobby.
John McDonough Associates, LLC’s report stated in part that “the project will replace a nonconforming undesirable land use (a nightclub) with an arts and cultural land use celebrating Guttenberg’s history as a significant embroidery hub,” adding that “the project provides new housing stock for a growing population.”
The application shows that 7000 Adams Street, LLC is owned by Mario Echevarria, Jose Alonso, and Jesus Abreu.
This matter was initially heard by the Guttenberg Joint Planning/Zoning Board on July 20. Testimony is scheduled to continue during the board’s next Zoom meeting on Monday, August 17 at 7:00 p.m.
