The end is likely near for a house that has stood in the middle of a residential Hoboken neighborhood for over a century.
Records from the City of Hoboken show that the three-story structure at 630 Adams Street, just south of the corner of 7th Street, is set to be torn down and replaced with a new mixed-use development. The upcoming building is expected to be five stories tall and will contain an elevator to reach the three residential units on the upper floors. Two of the units would be duplexes while the other would be a simplex. Meanwhile, 881 square feet of the ground floor will be reserved as retail space and the top of the building is set to contain a green roof.
630 Adams, LLC is behind the proposal for the new building while Ken Ochab is listed as the planner. Russell Bodnar is the registered architect.
This property is located across the street from The Lexington Apartments and is within a half mile walk of the 9th Street Hudson-Bergen Light Rail station, Hoboken High School, the Hoboken ShopRite and ACME, and the Washington Street business district. NJ Parcels records show that the building dates to 1901 and was acquired in August 2017 by 630 Adams, LLC. The company is registered out of the 2nd Street offices of Hoboken City Real Estate.
The proposal was heard by the Hoboken Planning Board in December, January, and February and was finally granted demolition and Minor Site Plan approval with variances on March 6, according to meeting minutes. The plans were opposed by residents of the neighboring property.
