A four-story apartment building with 91 units and a rooftop space for residents could replace several buildings on North 7th Street in Paterson’s First Ward.
Bent Avenue Real Estate Holdings LLC wants to build at 18–32 North 7th Street. The developer is asking Paterson’s Zoning Board of Adjustment for an exception because the rules for the site don’t allow apartment buildings.
The plans call for seven studios, 43 one-bedroom apartments, 34 two-bedroom apartments and seven three-bedroom apartments. Ten would be on the ground floor, with the remaining 81 spread across the three floors above.
Residents would have 13,000 square feet of open space on the roof and about 1,000 square feet of shared indoor space on each of the three upper floors.
The developer is proposing 148 parking spaces, with 101 on the lower level and 47 at ground level. That’s 10 fewer than required after a credit for electric-vehicle charging.
The developer is also asking to build closer to the property lines. The plans show three feet between the building and the front property line, where the standard calls for 25 feet. The two side yards would total 11 feet, compared with a 40-foot standard.
