40-Unit Building Could Rise Near Parkway Entrance in East Orange

An East Orange property that has sat vacant for years could become home to a residential development.

KSH N. Oraton Development, LLC is seeking preliminary and final major site plan approval for a five-story building at 12 North Oraton Parkway near Freeway Drive East, according to a notice of hearing. The development would reportedly include 40 units, “rooftop amenity space,” and an unspecified amount of parking on the ground floor.

The neighborhood that this property falls within is completely surrounded by major thoroughfares, with I-280 to the north, the Garden State Parkway to the west, and the ramps connecting the two to the south and east. In fact, the entrance to the Garden State Parkway from North Oraton Parkway is located just feet from the tract.

Although the site is in a community that is separated from other parts of East Orange due to the highways, it is within close walking distance of East Orange station and bus service to Downtown Newark.

Property sales records indicate that KSH N. Oraton Development, LLC, which has a listed address in Orange County, New York, acquired 12 North Oraton Parkway in 2019 for $440,000 from Flamingo Builders, LLC.

KSH N. Oraton Development, LLC is scheduled to go before the East Orange Planning Board during a Zoom meeting on Wednesday, April 7, at 7:00 p.m., according to the notice.
