
The Union City Zoning Board of Adjustment recently approved a proposal for a new apartment building at the intersection of Bergenline Avenue and 11th Street. Officials approved the proposal to redevelop five parcels at 1007-1015 Bergenline Avenue during the board’s regular meeting on September 10.
Meeting materials state that the applicant, 1007-1011 Bergenline Ave LLC, intends to demolish two structures and erect a four-story building with two commercial pads on the ground floor, 18 apartments, and 34 parking spaces.
Officials confirmed with Jersey Digs that the two retail pads at the new complex will span 823 and 880 square feet. The second through fourth floors will include 12 two-bedroom units and six three-bedroom units, ranging from 1,160 to 1,313 square feet. The second through fourth floors will each include four two-bedroom and two three-bedroom apartments.
Based on meeting materials Jersey Digs reviewed, it is unclear why the application required review by the zoning board.
Hudson County Tax Board records state the parcel at 1015 Bergenline Avenue last sold in December 2015. The property consists of an 8,649-square-foot building erected in 1910. The owner, a Union City-based LLC with the same mailing address as the applicant, paid $575,000 for the property in 2015.
The applicant owns the second parcel, 1007 Bergenline Avenue, which last sold in July 2025 for $400,000. It consists of a 4,950-square-foot building from 1910.
Both lots have a combined assessed value of approximately $1.5 million as of 2026, according to the tax board.
The assemblage includes three empty parcels.
While the immediate area surrounding the development has seen little new development in recent years, investors have sought to bring in new housing over the past year.
Municipal records show the Zoning Board of Adjustment approved an application for a new three-story mixed-use building at 1013 Bergenline Avenue in 2025. The project will yield ground-floor commercial space, 12 parking spaces, and six residential units. The zoning board memorialized the approval resolution for that application in May 2025.
In March, the Union City Planning Board voted to approve a plan for a new 11-story building at 1300 Manhattan Avenue, less than half a mile from the project on Bergenline Avenue. That project will yield 221 units and 316 parking spaces.
