It is becoming evident that in the years to come, Bergenline Avenue, the main commercial corridor at the center of Union City, will have a sharp increase in the number of residents. This is due to the variety of multifamily residential or mixed-use developments planned for the business district and its surrounding blocks.

One of these projects is being planned for 3401-3409 Bergenline Avenue, at the northwest corner of 34th Street. According to a legal notice from the Union City Planning Board, a developer is planning to construct a new mixed-use building on the premises that would consist of a commercial component on the ground floor facing Bergenline Avenue with a residential component up above. Although it is not clear how many stories the new development is slated to be, what is known is that the developer is planning for it to contain 28 residential units.

The Laconte Family Charitable Foundation, which is registered out of an office building in the Westchester County, New York community of Purchase, is listed as the project developer, and the organization has sought site plan approval with variances for minimum lot area, minimum lot width, minimum lot depth, minimum side yard, minimum rear year, maximum building coverage and off street parking. The foundation owns at least part of the property, according to NJ Parcels records, and businesses like El Rancho Colombiano Restaurante operate at the site.
