Property Sold for $6M in Preparation for 279-Unit ‘Modera Woodbridge’ Project

New details have been announced regarding a plan to bring a sizable mixed-use development near the main train station in Woodbridge.

Property sales records show that Woodbridge 10 Main Urban Renewal acquired 10 Main Street in the Middlesex County township in the fall for $6 million. The company is registered out of the same address in Jersey City as Mill Creek Residential.

Mill Creek’s website refers to the proposed building on the premises as “Modera Woodbridge” and says that the “first move-ins are projected for late 2022.” The development will feature a rooftop deck, social lounge, pet spa, coffee bar, conference room, and 279 apartments, including studios, one-bedroom units, two-bedroom units, and three-bedroom units, according to the website.

There are currently local Modera developments in Jersey City and Morristown.

Jersey Digs first reported on this project back in April after filings with the New Jersey Department of Environmental Protection showed that the existing strip mall and parking lot at 10 Main Street at the edge of Woodbridge’s downtown could be replaced with 279 units, 5,800 square feet of retail space, and parking garages.

An application regarding this proposal was scheduled to go before the Woodbridge Township Planning Board at the beginning of 2020. Minutes from the Municipal Council meeting on April 21 show that an ordinance approving a long term tax exemption application and authorizing the execution of a financial agreement with Woodbridge 10 Main Urban Renewal was unanimously approved by members.
