10-Unit Building Proposed for Palisade Avenue in Guttenberg

A new development could bring more housing to an already crowded Hudson County community.

Developers have proposed constructing a four-story multi-family residential building at 6809-11 Palisade Avenue, between 68th Street and 69th Street, in Guttenberg. According to a legal notice from the Town, the development will include 10 residential rental units and 11 parking spaces in an enclosed garage, one of which will be designated as a handicapped space. All of the units will contain one bedroom, and will range from 325 to 820 square feet. Although 18 parking spaces are required and buildings are required to be no taller than three stories, project developer 6809 Palisade Avenue, LLC applied for Site Plan Approval with variances regarding these requirements, as well as for rear and side yard and lot coverage.

John Montoro of Montoro Architectural Group is listed as the project architect, while Steven Koestner of Koestner Associates is the engineer. Last year, the notice states, Montoro testified before the Guttenberg Joint Planning and Zoning Board that the development “will be aesthetically pleasing and in conformity with the neighborhood,” and Koestner said that “this application is a smaller footprint than the presently existing structure and it is expected to have a reduction in stormwater runoff.”

NJ Parcels records show that 6809 Palisade Avenue, LLC is registered out of the Hackensack, Bergen County offices of its attorney, Charles Epstein of Cox Padmore Skolnik & Shakarchy, LLP.

The property currently contains a one-story industrial building. It is located between a multi-family house and the Guttenberg Housing Authority’s Joseph P. Macaluso Towers.

The Guttenberg Joint Planning and Zoning Board will hold a public hearing in regards to the proposal on Monday, June 19th at 7:30pm at Town Hall, located at 6808 Park Avenue.

Although Guttenberg is the smallest municipality in terms of size and population along the Gold Coast, it is the country’s most densely populated town. Nestled between the North Bergen and West New York borders, the community has business districts along Park and Bergenline Avenues, though does not have its own high school or library. It is served by jitney buses to Manhattan, as well as 14 NJ Transit bus routes connecting the town to Manhattan, Bergen County, and other Hudson County municipalities.
