Major League Baseball’s content platform, MLB Network has signed a full-building lease with Crow Holdings Development and will move its entire operation to a new 207,000-square-foot commercial building in Elmwood Park.

The new facility, located at 25 Market Street, is expected to be ready for move-in in early 2028. It will house the network’s offices and production studios, as well as MLB’s extensive videotape library. The space will showcase production excellence and innovation.

CBRE’s team of Scott Gottlieb, Brendan Herlihy, Greg Barkan, and Elliot Bok represented MLB Network for the 25 Market Street lease. Rob Kossar, David Knee, Ignatius Armenia, Chris Hile, and Ryan Milanaik of JLL repped Crow Holdings Development.

Since its launch in 2009, MLB Network has operated from One MLB Network Plaza in Secaucus. The company provides comprehensive baseball coverage across platforms and features live games, documentaries, and studio programs, earning 42 National Emmy Awards. The network produces more than 3,00 hours of live programming annually. It has become a production house, creating content on Apple TV+, Roku, and MLB Local Media across MLB’s multiple partners and digital platforms. In 2024, MLB delivered more than 400,000 pieces of content.

“This new long-term home for MLB Network is an opportunity for us to transform our operations and deliver a future-proofed workplace that enables our team to produce exceptional content,” offered Bill Morningstar, President of MLB Network. “Partnering with Crow Holdings on this state-of-the-art new facility will allow us to modernize our studios, enhance our production and support our evolving business. Moving to this new location demonstrates the importance of MLB Network to MLB and its media partners, the 30 clubs and fans across the world not only today but well into the future.”

Crow Holdings Development purchased the Market Street property after a fire destroyed the Marcal Paper warehouse in 2019. In place of the historic building, the company delivered a brand-new industrial building inspired by the original warehouse with a striking balance between classic elements and modern design.

“We can’t think of a better match for this special property,” said Crow Holdings Development’s Clark Machemer, senior managing director. “Our own company was founded on industrial development in 1948, so we know something about long-lasting brands that evolve to serve changing customer and community needs. For us, this is about more than matching a building and a tenant; it is two legacy organizations coming together with an eye toward the future.”

Crow Holdings Development is part of Crow Holdings, a privately-owned real estate investment and development firm established in 1848. With $33 billion of assets under management, the company specializes in multifamily and industrial development across the United States.
