One of the last tracts of vacant land along the North Bergen waterfront has an approved plan and joint venture in place that aims to finally redevelop a property that has been in limbo for over a decade.
Per Long Island Business News, a new endeavor called Revella on Hudson has been launched to develop a parcel of land at 8200 River Road. The company is a venture between Nord Development Group and ACRE, which recently completed the Carriage House development in Patchogue. The $230 million luxury rental complex would include 358 units.
Spanning about 36 acres of vacant land, the site has a tortured history. Litigation over a 2012 plan calling for a 120-foot-high building, 23 townhouses, and a 577-space parking garage had bogged it down.
The nearby Bergen Ridge Homeowners Association sued to block a plan North Bergen approved for the property and won, and a judge affirmed that ruling in 2018. As a result, the site’s approval process spanned about 20 years, with North Bergen eventually granting the development a 30-year Payment in Lieu of Taxes (PILOT) agreement.

“I’ve been working on this deal for close to 10 years, and it has been no easy task,” Rossi, founder and president of Nord Development Group and a principal of Revella, said in a written statement. “Revella on Hudson is our marquee project, and it defines what Revella stands for: a place of peace and community, dialed in with health and wellness and delivered with true hospitality.”
Designed by Melville-based BHC Architects, Revella on Hudson will include 358 rental residences across four seven-story buildings and one five-story structure. The complex will be high on planned amenities including a spa with cold plunge, sauna, and red-light therapy, a yoga studio, fitness center, and an outdoor gym.
The development will also have coworking space, a boardroom, two club rooms, a golf simulator, a wine tasting room with rentable wine and whiskey lockers, an on-site convenience market, a child daycare center, rentable resident storage, and a pet spa.
Outdoor amenities include several decks featuring multiple barbecue and TV areas, an outdoor pizza oven, and an Olympic-size pool with cabanas including food and beverage service. The development will also bridge a gap along the Hudson River Waterfront Walkway with a public plaza.
The project team includes J. Petrocelli Contracting, Bohler Engineering, and others. The developers have not announced a firm construction start date, but they hope to complete the project in the first quarter of 2029.
