
A large former industrial tract in Hopewell could soon be home to a collection of new residential buildings with affordable housing.
Earlier in February, Hopewell’s Planning Board began hearing testimony for a plan to revamp 57 Hamilton Avenue. The development, which has been dubbed the Hopewell 57 Redevelopment, sits on a 4.2-acre parcel and includes the adjacent parking lot across Somerset Street.
The land meets the definition of a “brownfield site,” according to a redevelopment agreement submitted to the township. The property is also located within Hopewell’s Historic District Buffer Zone Area.
Two Princeton-based entities are looking to redevelop the land. One is Hopewell 57 Urban Renewal LLC as the applicant, while F.P. Enterprises LLC is listed as the owner under the application.

Designed by Pennsylvania-based Kautter & Kelley Architects, the project would consist of 120 residential units across two primary housing types. Plans call for 42 townhouse units spread across four buildings plus 78 apartment units housed in a four-story mid-rise structure.
Per Hopewell’s regulations, 20 percent of the units would be deed-restricted as affordable housing.

Other components of the plan include new internal pedestrian circulation, green space, and shared amenities for residents. The application does not require any variances from existing zoning, according to the submitted paperwork.
Hopewell’s Planning Board held a second meeting on March 4 to further discuss the development, with several additional hearings expected on the application in the coming weeks.
The next meeting where the Hopewell 57 project will be discussed will take place on March 25 at 7 p.m. at Borough Hall, and a link to join the webinar will be posted to the borough’s website in advance of the meeting.
