Role Summary
As a Leasing Manager at BNE Real Estate Group, you will play a crucial role in driving the marketing needs of your community or region. You’ll be responsible for developing and implementing innovative marketing and leasing programs that attract potential residents and enhance their overall experience. You’ll also lead and train a dedicated leasing staff, ensuring they are equipped with the skills and knowledge necessary to maximize productivity and achieve leasing goals.
Responsibilities
Marketing
- Establish and meet leasing goals that reach or exceed budgeted occupancy for the community
- Reduce vacancy loss by encouraging immediate move-ins and utilizing other strategies
- Maintain current knowledge of market and competitor properties and ensure leasing staff is equally knowledgeable
- Complete and review shopping reports with leasing staff
- Recommend leasing specials to upper management as needed
- Coordinate promotional events as needed with site staff
- Walk the property daily to inspect the leasing path and ensure curb appeal and presentation quality
- Keep accurate records of customer traffic and leases daily using property management software (Yardi)
- Prepare, present, and distribute daily and weekly leasing reports to upper management
Leasing
- Meet and qualify all prospective residents and obtain necessary guest card information
- Conduct property and apartment tours with prospective residents
- Ensure Fair Housing and company policy compliance throughout all leasing presentations
- Follow up with prospective residents daily; maintain acceptable closing ratios
- Complete lease paperwork in accordance with company policies
- Verify lease applications through credit check service and online application portal
- Assist residents with lease signing, move-in orientation, and apartment inspections as needed
- Prepare and distribute lease renewals
Administration
- Inspect made-ready apartments to ensure quality a minimum of 3 days prior to scheduled resident move-in
- Coordinate with Property Manager and Maintenance Manager to ensure timely apartment turnover
- Ensure accurate and timely reporting of move-ins and move-outs
- Maintain a complete resident file for every resident
- Manage work schedules of leasing staff to optimize property coverage
Qualifications
- High school diploma or equivalent required; college degree preferred
- 3+ years’ experience in property management
- Strong interpersonal skills
- Proficient in Microsoft Office and Yardi CRM
- Well organized with excellent time management skills
- Valid NJ real estate salesperson license
- Valid New Jersey Driver’s License
- Professional image and strong verbal skills
- Strong customer service orientation
