
The Residences at Orange Loop townhouse complex on South Kentucky Avenue, located just a few blocks from Bally’s Atlantic City, is set to begin transforming the Orange Loop neighborhood. The project opened on May 20 and delivered the first 10 townhouses as part of a joint venture to build 29 homes at 107 South Kentucky Street.
Brian Zoubek, the president and CEO of Philadelphia-based investment firm Zoubek Properties, the developer behind the project, told Jersey Digs that each home spans nearly 2,000 square feet across three stories and includes three bedrooms and 3.5 bathrooms.
Each property is located less than a block away from the Atlantic City Boardwalk and also includes a three-car garage and a rooftop deck that spans the entire roof.

“The homes are beach block steps away from the sand,” Zoubek said. “The Orange Loop has over 15 projects in construction or planned currently, so this is the chance for someone to get in early at prices half of what they’d be even in Ventnor.”
Prices start at $599,000, according to an NJ.com report.
Zoubek said that he and his development firm have been working on the project since 2023. The developer broke ground on the first phase of the project at the end of 2024, shortly after it secured approvals from the state’s Casino Reinvestment Development Authority. The entire complex has an estimated cost of $5 million and has a five-year tax abatement.
Pennsylvania-based investment firm Trax Partners, which is behind two other projects in Atlantic City, is also an investor in the Residences at Orange Loop.
While Zoubek Properties is mainly focused on developments in Philadelphia, the project in The Loop is not its first in Atlantic City. The firm recently completed a development in Snug Harbor, delivering six homes at 558-626 North Connecticut Avenue.
The president and CEO added that the development firm is currently building another two projects in Atlantic City and has planned several other projects. The firm is also building another eight homes as a general contractor in the city.
On the other hand, the Orange Loop neighborhood has seen substantial interest from real estate investors in recent years. Lakehurst-based developer RMS Capital is working on The Top Hat at Orange Loop hotel, which will offer 1,400 square feet of commercial space and a boutique-style short-term rental that can accommodate up to 12 guests. The whole project was inspired by the game Monopoly.
The Greater Atlantic City Chamber said in September 2024 that the neighborhood was slated to host the city’s first shipping container park. That project, located at 1400 Pacific Avenue, received a $2.5 million grant from the New Jersey Economic Development Authority and is led by developers Mark Callazzo, Adam Zengel, and Paige Washington.
Callazzo said the project will repurpose 28 shipping containers to include retail space, local vendor stalls, a hydroponic farm, art installations, event venues, rooftop seating, educational areas, and live performance stages, according to a report from WPG.
