Development along Palisade in The Heights neighborhood of Jersey City is finally getting off the ground. With two projects well under construction and a pipeline of planned developments, the landscape of the avenue is poised to transform over the next few years.
Jersey Digs recently got a look behind the fence at the progress of Gallery Lofts, a 16-unit condominium project at 391 Palisade Avenue. The construction team is currently on the 4th of six floors. Lower floors are being finished as the building continues to rise.
Framing is completed on the lower levels where the layouts of future units can be walked. The building will be a mix of one-, two- and three-bedroom homes. Outdoor spaces on the front and rear of the building can be seen as well.
Eastern facing units feature NYC and Jersey City views.
On the ground floor are two commercial spaces, the building lobby, bike storage, and on-site parking.
Gallery Lofts offers buyers something uncommon in The Heights, brand new condominium homes in a boutique-sized building all in one of the best locations in the neighborhood. Buyers have taken note too. Jim McCarten, of Keller Williams Park Views, the agent marketing the building, claims the interest in the project is intense, saying, “We have potential buyers begging to give us a deposit.”
One of the biggest draws is the project’s 5-year tax abatement. “The vast majority of interest has been from downtown Jersey City residents,” says McCarten. Adding, “After the revaluation hit downtown homeowners hard, buyers are looking to save on property taxes and a 5-year abatement makes this project very attractive.”
Along Palisade Avenue, a retail renaissance is underway as well. Recently opened Pizza Vita serves up its cult-favorite wood oven pizza while Corto offers diners a quant, homey Italian vibe. Choc O Pain is another downtown Jersey City favorite that expanded to The Heights last year and a second location of the craft ice cream shop Milk Sugar Love is currently under construction nearby.
