One Theater Square is a landmark 22-story mixed-use residential tower at 2 Center Street in downtown Newark, NJ, developed by Dranoff Properties in partnership with NJPAC and completed in late 2018 at a cost of approximately $116 million. The 268,500 sq ft curved brick-and-glass building was the first newly constructed high-rise residential tower built in Newark in more than fifty years. It includes 245 luxury apartments — studios through three-bedrooms — with 24 affordable housing units designated as artist residences, 13,111 sq ft of ground-floor retail, and a 285-space adjacent parking garage. Managed by Bozzuto, it offers sweeping views of Military Park, Manhattan, and the Newark skyline.
