360-Unit Avalon Complex Coming to Piscataway

A company that has been developing multifamily residential properties all over New Jersey is moving ahead with plans to construct a new complex in suburban Middlesex County.

According to a legal notice, AvalonBay Communities will build its latest community at 37 Old New Brunswick Road, as well as on a neighboring lot along Stelton Road, in Piscataway Township. The development, known as Avalon Piscataway, is slated to include 13 buildings with a combined 360 residential dwelling units. Records from the U.S. Green Building Council show that the project is in the process of receiving LEED certification. It will be designed by The Architectural Team, Inc., which is based in the Boston suburb of Chelsea, and renderings from the company’s newsletter Now + Next show that the buildings with be a mixture of three and four stories tall.

AvalonBay developments have popped up all over New Jersey throughout the last two decades. The company, which has offices in the nearby Iselin section of Woodbridge Township, has developed complexes in communities such as Bloomfield, Bloomingdale, North Bergen, and Wharton. It has gained notoriety, however, in recent years, following massive fires that have caused significant damage to its properties in Edgewater and Maplewood.

This property, located in the northern part of the township, has long been one of the few remaining wooded lots in this heavily developed region. It is located at the edge of a residential neighborhood that is home to several apartment complexes, hundreds of single-family homes, and the Dwight D. Eisenhower Elementary School. Aside from a handful of stores and the Westergard Library on Shelton Road, there are few destinations within walking distance of the tracts, and there is no public transportation in the immediate area. However, the Dunellen Train Station, the shopping plazas off of Route 287 in both Piscataway and South Plainfield, and Rutgers University’s Busch and Livingston campuses are within a 15-minute drive.

The project received Preliminary and Final Site Plan approval with waivers by the Piscataway Township Planning Board during its meeting on July 12th.
