Eight-Story Building Could Rise in Downtown Jersey City Near the Turnpike

Two tracts that are situated at the western edge of Jersey City’s downtown could become home to the growing neighborhood’s next development should the plans by the site owner continue to move forward.

The simply-named 400 7th Street, LLC is behind a proposal to construct an eight-story all-residential building at 400 and 402 7th Street, which are located between Newark Avenue and Division Street in Ward E’s Eno Jones Redevelopment Plan Area. Records from the Jersey City Redevelopment Agency (JCRA) show that the company is planning for the multifamily building to include 54 units and that they are planning to give funding to Enos Jones Park as is required for developers seeking a height or density bonus under the redevelopment plan.

The properties, which sit just east of the overpass used by Route 78 and the Newark Bay Extension of the New Jersey Turnpike, contain a house and garage that were once partially home to Cliff’s Clocks and a roadside fiberglass attraction dubbed the “world’s largest cat.” The site was acquired by the new owner earlier this year. Despite the area’s location so close to the highway and over half a mile to both the Journal Square and Grove Street PATH stations, there have been several projects as of late, including Mill Rocks, Rushmore, 380 Newark, and Division 25.

400 7th Street, LLC is registered out of the Newark Avenue offices of developer BGT Enterprises and is owned by company founder Behnam Torrei, according to JCRA records. The firm was designated by the JCRA Board of Commissioners as the redeveloper of the properties during the August 21 meeting.
