Planning Board to Hear Proposal for 342 Johnston Avenue, Jersey City

A new mixed-use building has been proposed for 342 Johnston Avenue, at the northern corner of Whiton Street, in the Lafayette Park Redevelopment Plan Area. Developer RUC Holdings, LLC is seeking preliminary and final major site plan approval for the project.

The building, which is slated to be eight-stories tall, would contain 55 residential units and commercial space on the ground floor if approved. In addition, 13 parking spaces would be located on site. According to a legal notice, 15% of bedrooms in the development will be designated as affordable housing, and a “resiliency room for the public’s benefit” is also planned.

Records from the New Jersey Division of Revenue and Enterprise Services show that RUC Holdings was incorporated in March, and is based in Hawthorne, Passaic County. Currently, the property is used by Grand Auto Repairs as a U-Haul Neighborhood Dealer. An Exxon Service Station was previously located at the site.

The Jersey City Planning Board is planning to hear RUC Holdings’ proposal at City Hall during their meeting on Tuesday, December 20th at 5:30pm.

A block away, construction could soon begin on another new mixed-use development. A five-story building containing 20 residential units and around 2,000 square feet of ground floor commercial space is coming to 326-328 Johnston Avenue, at the northern corner of Pine Street.

Project developer Ramnarayana Properties, LLC of Edison acquired the property in 2014 for $215,000, according to NJ Parcels records. The site, located next to a sanitation garage, has long been a vacant lot. The Jersey City Planning Board approved the project with conditions in September.

Both of the properties are located in the Lafayette neighborhood of Jersey City’s Ward F in an area that is suddenly seeing an increase in residential development, most likely because of its close proximity to the Liberty State Park Station on the Hudson-Bergen Light Rail and bus service to Newport Centre and the Grove Street PATH Station. The area also has two CitiBike stations, as well as Lafayette Park, the Lafayette Pool, and the Dr. Lena Edwards Park playground and basketball court.
