Demo Crews Make Way for Provost Square Phase II

Unlike its lucky sibling (140 Bay St), this J. Leo Cooke Warehouse won’t be reborn.

Last week demolition crews began disassembling the warehouse at 323-355 Warren Street at the corner of Morgan Street to make way for Phase 2 of Toll Brother’s Provost Square project. Phase 2 includes a second tower that will rise 28 stories around a 7 story base. Very similar in shape and design to tower one, aka The Morgan.

Demolition is expected to be completed in a few weeks followed by site prep. No official timeline is available but it’s safe to say the pilings for the new tower will start going in early next year.

Provost Square Plaza

Once completed, Provost Square will turn Provost Street into a block long pedestrian plaza between Warren Street and Bay Street. The Belgian block street will be restored and an expansive plaza complete with seating areas and retail space will be created. PADNA has a comprehensive post on the pedestrian plaza here.
