Developer Applies to Bring 60 Units to Jersey City’s West Side

It’s clear that the population in Jersey City’s Ward B could see a major increase in the next few years as new proposals continue to emerge for more residential projects, especially on the West Side between Route 440 and West Side Avenue.

The latest one of these developments could be constructed at the site of an automotive business. According to a legal notice from the City, a six-story building is in the planning phase in the Route 440/Culver Redevelopment Plan Area at 74 Pollock Avenue, a property that is actually situated along Mallory Avenue. Should the project be completed, 60 units would be included along with 30 at-grade parking spaces.

74 Pollock Avenue is situated between a mostly industrial section of this neighborhood and a large residential development. Currently the site of the Epic Auto Care and Car Wash building, it is also a short walk away from the West Side Avenue terminal on the Hudson-Bergen Light Rail.

The proposal was scheduled to be heard by the Jersey City Planning Board during its meeting on November 14th. The developer, 74 Pollock Avenue, LLC, of Secaucus, applied for Preliminary and Final Major Site Plan approval in order to construct the development, as well as deviations for minimum rear and side yard setback and minimum width, according to the legal notice.
