Development Could Bring 18 Units to Fifth Street, Jersey City

A Bergen County company is planning to replace a Downtown Jersey City garage with a new mixed-use development.

The simply named 386 5th JC Group, LLC is looking to construct a five-story building at 386 and 386.5 5th Street, two attached properties that are located near the corner of Newark Avenue. The company’s proposal calls for the new development to include 18 residential units. Commercial space would also be provided on the ground floor.

City property records show that the properties, which recently contained an event planning business called Event Lights, are owned by a couple residing in the Short Hills section of Millburn Township. However, the site was put on the market earlier this year for $3.5 million.

The developer’s LLC was incorporated out of Englewood in June, according to the New Jersey Department of Revenue and Enterprise Services. The company is looking for Preliminary and Final Site Plan approval from the Jersey City Zoning Board of Adjustment (ZBA), which it could potentially receive this week. The ZBA is scheduled to hear the plans during its meeting on Thursday, September 20th at 6:30pm at City Hall. Since the zoning for this area only allows for buildings up to four stories tall, a variance for the number of floors is being sought by the LLC.
